Terms & Conditions

  • Minimum age for booking is strictly 25 years old. Full payment can be made via bank transfer and a copy of your ID is required at the time of booking. A damage deposit of £150 is also taken when booking. This will be refunded after an inspection of the property at check out.
  • Please note prices may fluctuate according to availability, number of nights and time of the year.
  • Payment is non-refundable if you wish to cancel the booking so please use holiday cancellation insurance.
  • We reserve the right to alter or cancel a booking in exceptional circumstances. All monies paid to us for the booking will be refunded.
  • We do not accept pets except for service dogs.
  • Summer stays are a minimum of 7 nights (check in usually on Saturdays)
  • Other stays throughout the year are a minimum of 3 nights.
  • Check in is from 3pm onwards provided accommodation has been paid (including the damage deposit) and ID has been provided. Check out is 10am.
  • Smoking is prohibited in the accommodation.
  • Partying is not permitted and excess noise between the hours of 10pm and 8 am is not tolerated and will result in your deposit being withheld and possible removal from the premises.
  • Upon leaving, the property must be locked, windows closed and any electrical appliances (including heating) must be turned off.
  • We do not accept liability for any personal injury at our property. Also we are not responsible for loss or damage to personal items during your stay.
  • We reserve the right to charge the lead guest for any damage caused by any member of the booking party during your stay. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge.
  • Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of two weeks. While we will try to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belongings before checking-out. We may offer to post lost items otherwise collection can be arranged.
